Outdoor living has evolved significantly over the past few years. As both a sought after amenity for the guests and a revenue source for the property, outdoor space has become an essential element of a hotel.  With the pool, still a core component of the outdoor lifestyle, the concept has extended to roof decks, balconies and outdoor public spaces.  These areas provide not only a space for F&B and event revenue but also, a backdrop to social media posts from guests and photos that accompany reviews and help the hotel sell themselves to future guests.

While pool areas are still dominated by chaise lounges and coordinating dining chairs, there has been a shift towards integration of lounge or sectional seating and cabanas. Balconies and outdoor dining areas have transitioned to include a mix of seating, both dining and bar height, and more casual lounge furniture.  This allows for increased flexibility within the space and gives guests a more relaxing atmosphere as they enjoy food, drinks, and socializing.

Clean-lined contemporary furniture continues to be popular; however, there is also often a design focus on integrating local styles and cultures into the look and feel of a hotel.  This means there is still a home for traditional or transitional design in many markets.   Neutrals mixed with pops of color are trending in finishes and fabrics.

While outdoor furniture is generally fairly low-maintenance, it is important to care for the furniture in order to maintain its useful life.  The elements and chemicals such as lotions and chlorine can be very damaging to fabrics and finishes.  Regular cleaning with mild soap and warm water will help preserve the furniture and maximize its lifecycle.  Avoid things like bleach or other abrasive chemicals, and power-washing furniture is not recommended.

When selecting outdoor furniture, be mindful of functional features that are relevant to how the furniture will be used and where the property is located.  Will the furniture need to be stored with regularity?  Stacking ability can be beneficial.  Do you have an oceanfront property, or one located in a humid, saltwater environment?
